Hazen Rail Park
Introduction
The Rail Park comprises the Eastern most property in the GRID Highway 50 corridor. The Park's 480 acres are presently undeveloped and would make an ideal site for a rail or other industrial user seeking land for expansion or relocation.
Location and Features
The Park has one half mile of frontage on the UP/BNSF main rail line. It is located just to the North of the historic township of Hazen. Hazen, once a bustling railroad community of almost 5,000 residents, is about to be reborn with the development of the Great Basin Industrial Park and Matthews Ranch just across the Highway. The residential portion of this project alone could number 5,000 - 6,000 homes when fully developed. The Park's land is flat to gently sloping with steeper terrain at the rear or Northern boundary of the property.
Zoning and Permitting
The Park's land is zoned M-l which is Churchill County's general industrial zone classification.
Highway Access
The Park is accessed from Highway 50 via California St. The Highway is being reconstructed to a four lane, controlled access corridor as a portion of Phase 5 of the Fernley to Fallon highway improvement project Phase 5 improvements are projected to commence in August of 2006.
Utilities
As with the Commerce Park, land owners in the Rail Park will be able to drill wells and obtain up to 4,000 gallons per day of water. Until sewage services are extended to the area, septic systems will be the most efficient and practical means of sewage disposal. The Great Basin / Matthews Ranch project on the South side of Hazen town will be a catalyst for extending and expanding utility and related services to the area.
Geothermal Resource
GRID has commenced preliminary geothermal exploration within the Rail Park. It is anticipated that hot water will be available for direct use applications and exploration will continue in an attempt to find temperatures suitable for the production of electricity.
